How is remediation different from just fixing the leak?

Patching treats the symptom: a bead of sealant, regrouting, a surface coating over tiles. Remediation identifies which waterproofing element failed and rebuilds that system from the substrate up. Patches on a failed membrane fail again by design; a rebuilt system starts its service life over.

Why does the water appear so far from the actual problem?

Concrete and framing carry water sideways. Moisture enters at a threshold or parapet, tracks along a slab or beam, and surfaces at the first easy exit: a light fitting, a skirting board, a ceiling joint metres away. This travel is precisely why investigation precedes strip-out in a properly run remediation.

Who pays for waterproofing failures in a strata building?

It follows the boundary between lot and common property, which the strata plan and by-laws define. Membranes in balconies, planters and external elements are commonly the owners corporation's responsibility, while some internal wet area elements sit with the lot owner. What do AS 3740 and AS 4654 cover?

Can a failed balcony be fixed without removing the tiles?

Surface-applied coatings over existing tiles exist, and occasionally suit low-risk situations, but they leave the failed membrane, the saturated screed and any substrate damage in place. Where water has been entering for years, honest remediation means strip-out, anything less is deferral with a finish coat.

How disruptive is wet area remediation for occupants?

A bathroom rebuild takes that room out of service for the duration, so staging is planned around what else the home or lot offers. In strata programs covering many units, scheduling, notice periods and access protocols are agreed with the owners corporation so occupants know their dates well ahead.

Water tracking through a building can reach electrical fittings and weaken ceilings. Keep clear of sagging or stained plasterboard, never touch light fittings or switches that are damp, and isolate the affected circuit and seek help promptly where water and electricity may have met.
