AS 3740 wet areas
Bathroom & wet area remediation
Internal wet areas fail quietly. A shower membrane breach shows up as swollen skirting in the next room, a musty wardrobe, or paint bubbling on the far side of the wall, often metres from the actual breach. Remediation locates the failure with moisture mapping before demolition, then rebuilds the wet area against AS 3740 requirements: falls to the waste, correct upturns at wall junctions, sealed penetrations and hob or hobless details done properly this time.
Scope
What this covers
Moisture investigation to isolate the failure point before any strip-out
Demolition of affected shower or wet area finishes and disposal
Substrate drying, treatment of affected framing or sheeting, and preparation
New membrane system with compliant falls, upturns, bond breakers and penetration seals
Retiling and fit-off of tapware, screens and fixtures
Timing
When it's needed
Persistent damp or swelling in rooms adjoining a bathroom, mould that returns after cleaning, loose floor tiles near the shower and water marks on ceilings below upstairs bathrooms. Homes and units renovated cheaply in past decades are heavily represented, since membrane shortcuts hide perfectly until they fail.
Water tracking through a building can reach electrical fittings and weaken ceilings. Keep clear of sagging or stained plasterboard, never touch light fittings or switches that are damp, and isolate the affected circuit and seek help promptly where water and electricity may have met.
Quote variables
What shapes the scope
Whether the failure is contained to the shower recess or extends across the whole wet area floor
Damage found in framing and sheeting once finishes come off
Fixture quality being reinstated versus upgraded during the rebuild
Occupancy: a family's only bathroom drives staging and temporary arrangements
Waterproofing is a licensed trade in NSW, and remedial building work on apartment buildings additionally engages the design and building practitioner regime, under which designs are declared and practitioners registered. Whoever performs your remediation, ask for their contractor licence and any applicable practitioner registration, and verify both on the NSW online registers before work is engaged.
