Class 2 remedial

Planter box & podium remediation

Planter boxes are the most reliably failed waterproofing element in Sydney's apartment stock: permanently wet soil against a membrane never designed for immersion, roots probing every weakness, and habitable rooms directly below. Podium slabs over car parks share the pathology at larger scale. Remediation empties and strips these elements, repairs the concrete beneath, and rebuilds them as properly drained systems with protection layers, root barriers and inspection provisions the original construction skipped.

Scope

What this covers

  • Soil and garden removal, and strip-out of failed planter or podium systems

  • Concrete repair where reinforcement corrosion has followed the long-term moisture

  • Immersion-grade membrane systems with root-resistant protection layers

  • Drainage cell, geotextile and overflow provisions so water leaves by design

  • Reinstatement of soil, planting and podium surfaces, including pavers on pedestals for serviceability

Timing

When it's needed

Persistent damp in units or garages below landscaped areas, staining and drips at podium soffits, and planter walls showing efflorescence or rust staining. These elements are almost always common property in strata schemes, so remediation typically enters the picture through an owners corporation maintenance obligation.

Water tracking through a building can reach electrical fittings and weaken ceilings. Keep clear of sagging or stained plasterboard, never touch light fittings or switches that are damp, and isolate the affected circuit and seek help promptly where water and electricity may have met.
