Balcony membrane remediation
Balconies fail more than any other waterproofed element because they combine full weather exposure, thermal movement, penetrations and a door threshold that interrupts the membrane at its most critical line. Remediation strips the finishes, takes the failed membrane back to a sound substrate, rectifies falls where ponding contributed, and reinstates a system (membrane, flashings, drainage, tiles) designed against the external membrane standard rather than around the old mistake.
Scope
What this covers
Removal of tiles, screeds and the failed membrane back to structural substrate
Substrate preparation, crack treatment and repair of any concrete spalling uncovered
Fall correction in new screeds so water travels to drainage instead of thresholds
New membrane installation with detailed upturns, door thresholds and balustrade penetrations
Reinstatement of surfaces, drainage grates and perimeter flashings
Timing
When it's needed
Water staining on the soffit below, drummy or lifting tiles, efflorescence lines at grout joints and damp internal carpet beside balcony doors are the classic indicators. Repeated silicone-and-grout patching that buys a dry month before the stain returns confirms the failure sits beneath the surface, not on it.
Water tracking through a building can reach electrical fittings and weaken ceilings. Keep clear of sagging or stained plasterboard, never touch light fittings or switches that are damp, and isolate the affected circuit and seek help promptly where water and electricity may have met.
Quote variables
What shapes the scope
Balcony area and the extent of screed removal needed to reach sound substrate
Concrete condition beneath: spalling repair before membrane work changes the program
Threshold and balustrade details, which are where most systems failed originally
Access: upper-level balconies may need scaffolding, rope access or platform hire
Waterproofing is a licensed trade in NSW, and remedial building work on apartment buildings additionally engages the design and building practitioner regime, under which designs are declared and practitioners registered. Whoever performs your remediation, ask for their contractor licence and any applicable practitioner registration, and verify both on the NSW online registers before work is engaged.
